This is one day's progress made at 1347 Burt Ave, Berthoud. The construction team is full steam ahead with this 5 bedroom, 4 bath, 3 car garage on 0.22 acres in Berthoud's Harvest Ridge Community. Solar panels will be on the back roof (south facing). With 12.54 Kw solar panels, homeowners will have enough power to support all their needs (*based on standard usage - with some room to spare).

Are rates dropping next month?

There is a lot of buzz in the real estate world about when the rates will drop. We've seen small increases and decreases these past several months but no significant changes. We are hopeful that September , when the Fed meets again (or prior) will bring a large enough dip to get many homebuyers and sellers back in the mix. 
What does that mean if you are a homebuyer that has been on the sidelines? 
It means this may be the best time for you to kick up your search. While some homes are getting snatched up right away, I'd say the majority are sitting on the market a little longer, and we are seeing many price reductions and concessions. As a homebuyer, you have more negotiating power than you will once the rates drop. If there is a significant drop, I think there will be a surge in the market and we could see multiple offers, where your advantage could disappear over night. In addition, I know multiple lenders that offer free refinancing, meaning if you are able to get into a home with today's rates, you benefit from lack of buyer competition AND the ability to adjust your mortgage payment for FREE, once the rates drop. This needs to be discussed with the lender prior to submitting a bid but these two benefits could easily amount to thousands of dollars to you.
What does it mean for sellers? 
If you are looking to sell your home, you are likely also going to become a buyer, and the same applies. You benefit on the buy side, and need to be realistic on the sale side. Pricing your home right will be the most important factor in selling your home for the highest price, and best terms.  If and when rates drop this year, that would be an optimal time to be listing your home, as the hope is more buyers are ready to take the plunge.

What's happening in the housing market as we approach the end of the 2nd quarter?

There are mixed opinions but the majority of experts seem to believe that there will be no significant changes to the mortgage rates when the Federal Reserve meets next week. While rates have been fluctuating, they haven't moved all that much all year. 1st quarter was promising as the rates dipped below 7%, and it seemed as if many people started to accept this as the new normal. That seems to have continued through 2nd quarter to a degree. We are seeing mixed results in the housing industry. Some homes are sitting on the market longer, while others are receiving multiple offers right at the start. Homes that have something special to offer, and/or are priced right, tend to move quickly; while others are experiencing price reductions. We are also experiencing the after affects of a crazy couple of years when homes sold in hours or days, not weeks and months. Many buyers are expecting homes to sell quickly, and if 2 weeks goes by panic sets in. Sometimes it just takes time for the right buyer to come along.
I'll be watching what happens when the fed meets on June 11-12, but I don't expect any big changes. Some experts are calling for changes in September but time will tell. We've been kicking that can down the road all year and predictions only count for so much.

Resale vs Newbuild, and how to decide?

If you're considering a move and debating between resale and new build, it's easy to get overwhelmed by the options.
The advantages of resale is that you are likely to get more inclusions in the purchase price (like appliances, window coverings, remote garage doors, surround sound or tv mounts, etc). You may be able to afford more square footage in an older home, or more yard space and possibly furniture or outdoor kitchens. The disadvantage is that home and the systems in it are older so you will likely need to replace or repair appliances and systems sooner. A good portion of your first few years of ownership may go to making the home yours, like replacing carpets and drapes, or replacing aging appliances. 
If you're considering newbuilds, there are so many options and typically something for most budgets. The advantages of newbuilds are that reputable builders are using more efficient materials so your homes are tighter and you can expect lower heating and cooling bills. Of course everything is new so replacement and repairs should be infrequent for the first few years. In fact, a good portion of your home expenses may be purchasing the appliances, window coverings or options that were not included in the purchase price. 
When considering a new build, a trusted experienced realtor can provide valuable information on a builders reputation. They can help narrow down the field so you're not overwhelmed by the options. Price range of homes can be a good indication of the grade of home you're considering (from spec or track to semi-custom or custom new builds), but local knowledge can help you determine the right home for you based on your timeframe, budget and home priorities.

Take a peek at Keirns Construction Custom New Build in Berthoud's Harvest (No Metro Tax) Community

Keirns Construction is one of the local custom builders in Berthoud's Harvest Community. Keirns has been building homes in NoCO for 40 years and is a tried and true home builder. Some of the characteristics of these homes are the high ceilings (12 ft in the entry and living area, 9ft throughout) plus high end finishes and large kitchen islands. Soft browns and grays are growing in popularity and the touches throughout this custom home have used these colors beautifully throughout the kitchen and living room. 
The Harvest in Berthoud is a No Metro Tax custom build development with quarter acre lots and mountain views (some are corridor mt views).
