There are mixed opinions but the majority of experts seem to believe that there will be no significant changes to the mortgage rates when the Federal Reserve meets next week. While rates have been fluctuating, they haven't moved all that much all year. 1st quarter was promising as the rates dipped below 7%, and it seemed as if many people started to accept this as the new normal. That seems to have continued through 2nd quarter to a degree. We are seeing mixed results in the housing industry. Some homes are sitting on the market longer, while others are receiving multiple offers right at the start. Homes that have something special to offer, and/or are priced right, tend to move quickly; while others are experiencing price reductions. We are also experiencing the after affects of a crazy couple of years when homes sold in hours or days, not weeks and months. Many buyers are expecting homes to sell quickly, and if 2 weeks goes by panic sets in. Sometimes it just takes time for the right buyer to come along.
I'll be watching what happens when the fed meets on June 11-12, but I don't expect any big changes. Some experts are calling for changes in September but time will tell. We've been kicking that can down the road all year and predictions only count for so much. Stay tuned for more.

If you're considering a move and debating between resale and new build, it's easy to get overwhelmed by the options.
The advantages of resale is that you are likely to get more inclusions in the purchase price (like appliances, window coverings, remote garage doors, surround sound or tv mounts, etc). You may be able to afford more square footage in an older home, or more yard space and possibly furniture or outdoor kitchens. The disadvantage is that home and the systems in it are older so you will likely need to replace or repair appliances and systems sooner. A good portion of your first few years of ownership may go to making the home yours, like replacing carpets and drapes, or replacing aging appliances. If you're considering newbuilds, there are so many options and typically something for most budgets. The advantages of newbuilds are that reputable builders are using more efficient materials so your homes are tighter and you can expect lower heating and cooling bills. Of course everything is new so replacement and repairs should be infrequent for the first few years. In fact, a good portion of your home expenses may be purchasing the appliances, window coverings or options that were not included in the purchase price. When considering a new build, a trusted experienced realtor can provide valuable information on a builders reputation. They can help narrow down the field so you're not overwhelmed by the options. Price range of homes can be a good indication of the grade of home you're considering (from spec or track to semi-custom or custom new builds), but local knowledge can help you determine the right home for you based on your timeframe, budget and home priorities. Locals know of the Eldora Breeze, which is typically less a gentle breeze and more a class 1 or 2 hurricane wind but the good news is - you don't need to get on 1-70 to get back home!
