Resale vs Newbuild, and how to decide?

If you're considering a move and debating between resale and new build, it's easy to get overwhelmed by the options.
The advantages of resale is that you are likely to get more inclusions in the purchase price (like appliances, window coverings, remote garage doors, surround sound or tv mounts, etc). You may be able to afford more square footage in an older home, or more yard space and possibly furniture or outdoor kitchens. The disadvantage is that home and the systems in it are older so you will likely need to replace or repair appliances and systems sooner. A good portion of your first few years of ownership may go to making the home yours, like replacing carpets and drapes, or replacing aging appliances. 
If you're considering newbuilds, there are so many options and typically something for most budgets. The advantages of newbuilds are that reputable builders are using more efficient materials so your homes are tighter and you can expect lower heating and cooling bills. Of course everything is new so replacement and repairs should be infrequent for the first few years. In fact, a good portion of your home expenses may be purchasing the appliances, window coverings or options that were not included in the purchase price. 
When considering a new build, a trusted experienced realtor can provide valuable information on a builders reputation. They can help narrow down the field so you're not overwhelmed by the options. Price range of homes can be a good indication of the grade of home you're considering (from spec or track to semi-custom or custom new builds), but local knowledge can help you determine the right home for you based on your timeframe, budget and home priorities.

Take a peek at Keirns Construction Custom New Build in Berthoud's Harvest (No Metro Tax) Community

Keirns Construction is one of the local custom builders in Berthoud's Harvest Community. Keirns has been building homes in NoCO for 40 years and is a tried and true home builder. Some of the characteristics of these homes are the high ceilings (12 ft in the entry and living area, 9ft throughout) plus high end finishes and large kitchen islands. Soft browns and grays are growing in popularity and the touches throughout this custom home have used these colors beautifully throughout the kitchen and living room. 
The Harvest in Berthoud is a No Metro Tax custom build development with quarter acre lots and mountain views (some are corridor mt views). Located close to Berthoud's downtown area, TPC (PGA) Golf course, trails, Carter Lake and much more. Berthoud is situated midway between Boulder and Fort Collins. Eldora Mountain - closer to home for Northern Colorado

If you're a skier or snowboarder, considering a move to Northern Colorado - you're in luck. The Rocky Mountains certainly have a plethora of huge ski areas to choose from. If you're looking for something closer to home, Eldora Mountain is a great option. It has terrain for all levels, Woodward Terrain Park, race club, moguls, groomers, gentle glades to steep glades off the back Corona Lift. There's live music most weekends and events throughout the season. It's a family friendly resort and I've always encountered friendly staff. Locals know of the Eldora Breeze, which is typically less a gentle breeze and more a class 1 or 2 hurricane wind but the good news is - you don't need to get on 1-70 to get back home! The Eldora Mountain Website has great information and 6am updates on weather, lifts, traffic and conditions. If you want to know more about what to do in Northern Colorado, reach out. How would a government shutdown impact the home buying process or homeownership?

​There is a lot of information circulating about how a government shutdown may affect current mortgages (for federal employees) or the loan process for those in the process of buying a new home, or refinancing a current home. Below are some brief bullet points on how this can affect current or future mortgages, but the best advice is to speak with a loan expert as soon as possible. If you need a recommendation, please let me know. I'd love to help.  
  • If you are a federal employee, and a homeowner with a mortgage, contact your loan servicer as soon as possible if you think you’ll have trouble paying your mortgage. There may be assistance (IE: a pause in your mortgage payments where late payments are waived). The sooner you can speak with your servicer, the better.
  • If you are applying for a new mortgage, you likely won’t have a problem. If the shutdown is extensive, that could certainly change. The best information will come from a loan expert (which I am happy to provide recommendations for).  FHA and VA loans should continue to be processed (as of now). While Fannie Mae and Freddie Mac are government-sponsored, they act independently and should continue as normal but, as government-sponsored entities, there could be delays. It’s possible that the request for documentation could take longer.
  • If a loan is being secured through Small Business Administration, an independent agency of the federal government, the loans could be delayed.
  • If a loan requires federal flood insurance, it could be delayed.
  • If you are a federal employee, facing a suspension in pay, and applying for a new loan, you may or may not be affected. There are lenders that consider you securely employed so if your new loan may be jeopardized, speak with another lender.
The common theme is to speak with a recommended, local lender or your loan servicer to provide expert advice and continue your payments or loan application process smoothly.

Berthoud Bike Park opens September 19, 2023.

   The town of Berthoud has been awaiting the grand opening of its bike park all summer long. Rain delayed the project but it finally opened September 19th, and locals were excited to check it out. Thompson School district's late start on Wednesdays gave riders just enough time to check out the course before school. The park attracted kids of all ages and abilities. 2 1/2 yr old Zane zoomed around the southern tracks on his sweet little silver Strider bike. Another rider, Gunner had fun exploring the pump tracks and nearby features. 16 yr old Max loved the jumps and course on the northern section of the park, along with a few other morning riders. Three friends enjoyed keeping their feet on the ground and looked on while enjoying their coffee. With the Rockies to the west, a pond to the right, and riders in between, there are plenty of great views to enjoy. 
   For Front Range bikers there are not many skills parks nearby. Valmont in Boulder is the closest. Berthoud Bike Park offers a great option closer to home.
​   When bikers are done with their ride, there are plenty of restaurants and shops to explore on Mountain Ave, in downtown Berthoud. With Ice cream shops, bakeries, coffee shops, restaurants, breweries, food trucks, salons, art gallery, TPC golf and club nearby, and more updates to come, front range bikers can fill a day (and more) in Berthoud!

Should you buy now, or wait for a better rate?

Many buyers and sellers are waiting for rates to drop before entering or re-entering the housing market. Some buyers may not qualify and need to wait. If you are pre-approved and can afford to purchase now, there are some great advantages to acting now, and refinancing later. 
Homes for sale are typically sitting on the market longer. Buyers have an advantage and may be able to purchase a home with better price, terms or lender incentives paid for by the Seller. With fewer buyers, seller's are more willing to work with and negotiate to get their house sold. This is a great advantage to buyers right now.
The US is about to have the most 34 year olds in its history. This is significant because the average age of the first time home buyer is 34 years old. A larger pool of buyers is about to enter the housing market, and that demand will increase for the next several years. At the same time, nationally, the number of new homes being built is at the lowest it's been in decades. Demand is increasing and supply is decreasing. While the spike in home prices may be going through a correction, the laws of supply and demand will protect home values from dropping significantly. Here in northern Colorado, home prices will continue on an upward trajectory (although that correction I mentioned is still happening).
When rates do drop, we expect a surge in the market, as those waiting for some movement in the right direction to push them back into action. When that happens, we may see a return to a strong seller's market. We may not see the extremes we saw at 2 and 3% mortgage rates but buyers can expect much more competition. Buyers may be faced with overbidding, losing some of their protections, and multiple efforts to get into a home. 
I hope this short video provides some more insights and direction. If you can afford to purchase a home now, there are great advantages to buying now, and refinancing later.
